This project comprised the design and build of a 33,000 sq. ft., two-storey development, prepared for CAT A offices, reception and associated facilities. External works included car parking, as well hard and soft landscaping. This development became the new Regional Headquarters for Highways England, and was successfully handed over on time despite challenges presented by the COVID-19 pandemic.
Foundations / Frame / Envelope:
The building has piled foundations, caps and ground beams, a structural steel frame with metal deck upper floors, precast stairs, aluminium glazing, and a brise soleil system.
Site Challenges:
Significant challenges overcome by Clegg during the scheme included working through the COVID-19 pandemic and operating within a live industrial park. Our logistics plan for the delivery phase of the project considered site segregation/ hoarding, access and egress routes, compound and welfare, and sufficient space for material laydown and crane lifts for the steel frame. To further mitigate the impact of our work, our operatives’ car park was located 100 metres away from the construction site.
Social distancing, excellent hygiene practices and the hosting and attendance of virtual meetings helped prevent infection spread during the project.
Services:
Building services were provided to shell and core to industry standards with provision for a future tenant to customise elements such as floor box arrangements.
During the course of the works, our client secured a tenancy for the Highways England. Highways England wished to make changes to the ground floor that required different below-ground drainage designs. We engaged with our client and their tenant’s designer to ensure minimal disruption to the programme and exact requirements accommodated.
Social Value and Environmental:
The building has achieved BREEAM "Very Good" standard due to its highly energy efficient finish, with solar photo voltaic installations on the roof and a Stormsaver system that recycles storm water from the car park for use in toilet flushing. In addition, the building achieved a high level of air-tightness at 3.4m³/(h.m²)
