A complete refurbishment to transform an existing 1980s building, including the addition of two floors at roof level to provide 37,500ft² of Grade A office space.

The building provides efficient and flexible working space allowing occupiers to change floor layouts and install the latest technology to adapt to working needs. The inclusion of full height glazing gives a sense of space and light.


We worked towards and achieved a BREEAM 'Very Good' Rating, with the building's design reflecting environmental sustainability including the installation of rainwater harvesting and facilities for electric car charging. The new project includes:

  • Photovoltaic cells to the roof
  • PIR sensors
  • VRF heat recovery

The striking modern design of the roof top extension, providing two new floor levels, complements the traditional look of the existing brick building. The new full height glazing includes argon filled panels in order to reduce solar gain.

City Centre Locations

Clegg Construction are expert in working in city centre environments; this building is located in the heart of Leeds' business district. We utilised our experience to ensure we minimised any disruption to the surrounding area, including the road network. We also utilised effective logistics and traffic management plans.
