Clegg was appointed by Lowbridge Developments to undertake the design and construction of 127 properties for affordable rent in Lewisham, Greater London.
The majority of the development was constructed using reinforced concrete frame on piled foundations, plus traditional brickwork on masonry support.
To meet the varying needs of residents, a selection of properties were constructed, with property archetypes ranging from 1-bedroom apartments to 4-bedroom townhouses. The development features under-croft car parking to accommodate occupants and visitors.
The site is located in a residential area interspersed with a handful of retail developments. Local residents and businesses were kept abreast of the progress of works and key stages in the construction programme via newsletters and letter drops, as well as face-to-face visits from key site representatives. We mitigated disruption via our considerate approach which included noise and dust reduction techniques, traffic management plans, clear segregation of working areas, and pre-scheduled deliveries that took place outside of core commuting hours.
The development was constructed to achieve a 20% betterment in CO2 emissions via a fabric-first approach and on-site renewable energy generation. Services installed included a wet heating system hot and cold water, ventilation, fire-stopping, drainage, and telecoms.
Throughout the project we enjoyed positive relationships with local education institutions, charities, and community groups. Cedar cladding offcuts were made into bird box kits and donated to a local school with self-assembly instructions included.
