Design & Build


Set in the heart of Derby City Centre, this project comprised the design and build of a 9-storey student accommodation development, and was undertaken by Clegg in partnership with Jensco Group.

The completed development comprises 244 en-suite rooms based around a series of communal areas featuring kitchens, dining and lounge areas. Additional features include three lifts, a ground-floor common room area, and a reception facility.

Foundation/Frame/Envelope

The completed development comprises 244 en-suite rooms based around a series of communal areas featuring kitchens, dining and lounge areas, eight of which are fully accessible for wheelchair use. Additional features include three lifts, ground-floor common room area, and a reception facility.

Site Challenges

The building’s extremely confined city centre location presented logistical and H&S challenges which were mitigated by careful planning, considerate working,and open communication with the client as well as local residents and businesses.

Services

A number of enabling works needed to be undertaken prior to development including:
• 90m of 11KVA mains cabling
• A 300mm diameter sewer diversion along the length of the site and connection to mains sewer in the road, which had to be coordinated with Severn Trent Water
• The lifting and preservation of historic tram tracks dating back to the 1800s, which were locally listed and part of a planning condition.

Services installed include boosted hot and cold water, with the development’s hot water needs served via a central gas-fired CHP system. The building’s smoke system is fully automatic with opening vents to each of the two smoke shaft locations, with a fire service override switch. En-suite bathrooms are pods that were manufactured off-site. Ventilation is provided by a mechanical ventilation heat recovery (MVHR) to the studio.

Social Value & Environmental

Throughout the scheme we enjoyed supporting the local area in a range of ways, including 120 apprentices either visiting or working on the site, supporting the local supply chain with approximately £450,000 spent within one mile of the build,as well as welcoming 16 University of Derby students for a floor-by-floor tour.

Derbyshire Fire and Rescue Service were also allowed supervised access to the site for a series of training exercises.

As part of the build, historic tram tracks dating back to the 1800s were uncovered. The 45-metre section, which carried horse-powered trams, was carefully removed by Clegg Construction and has since been reinstated.
