Design & Build


The design, construction and commissioning of a student accommodation development at Upper Dean Street comprising a mixture of 398 bedrooms and 4 commercial units.

Associated site works and amenity spaces included the part-retention of Grade II Listed façade and building.

Foundation/Frame/Envelope

The 10-storey towers of student accommodation have been designed and constructed using a new lightweight steel frame over a structural steel podium from ground to first floor.

Facades are predominantly constructed from traditional masonry with extensive brickwork support detailing to create the relief sought by the designer to obtain consent from the planning authority.

Site Challenges

Just-in-time deliveries were required to ease material storage challenges on this highly-constrained inner-city site for the successful delivery and installation of an off-site manufactured lightweight metal framing system.

This project was successfully completed in time for the university’s 2020 student intake despite the disruption from the COVID-19 pandemic.

Services

Prior to the commencement of work, land and utility surveys were undertaken to identify any existing below-ground services.

The mechanical and electrical services installed on this development included a boosted cold-water system, a gas-fired low-temperature hot water heating system, as well as power, fire-stopping, lighting and security.

Environmental and Social Value

Preparatory works on this former brownfield site included the demolition of existing commercial buildings on site, as well as the partial demolition of a listed structure. The listed building’s principal facade and support structure were retained and incorporated into the development.
