This scheme, undertaken in partnership with repeat client Henry Davidson Developments, saw the creation of a mixed-use local centre comprising eight apartments, six townhouses, six 1,000 sq. ft retail units, and an 11,500 sq. ft. supermarket. The development was created to provide community facilities for the Newton Leys area in Buckinghamshire, where a large number of new homes had recently been constructed.
Foundation/Frame/Envelope
The building has piled foundations, caps and ground beams, a structural steel frame with metal deck upper floors, precast stairs, aluminium glazing, and a brise soleil system.
Site Challenges
The centre is located on the perimeter of a large new housing estate, with immediate neighbours including another contractor as well as residential units to the rear of the site. We helped minimise disruption to the local area via regular communication with neighbours via newsletters and in-person visits, as well as noise monitoring and provision of on-site car parking for all personnel and visitors. Members of the public, site staff and visitors were kept safe through segregated access routes with controlled access to site, traffic management plans, and a secure site boundary with appropriate safety signage displayed.
Services
The retail units and supermarket were to typical shell and core standards for later tenant fit-out. Services installed across the residential units included natural gas, above-ground drainage, ventilation, plumbing and heating, lighting, data, fire alarm systems, and PV array.
Social Value
The project achieved a BREEAM rating of ‘Good’, with a range of sustainability measures including solar panels fitted to the development’s housing units. Social value initiatives undertaken by Clegg during the scheme included hosting an educational visit for Taylor Wimpey trainees when structural steel was being erected, as well as supporting the village’s annual summer fete.
