Location:

Quorn, Lougborough

Value:

£6.3m

This £6m project saw Clegg manage the construction of a new care home in Quorn, Loughborough, comprising of 64 residential bedrooms with ensuite bathrooms and associated facilities.

Constructed in partnership with Care UK, this purpose-built facility provides for Frail Elderly and Dementia Care as well as for Younger People living with Dementia (YPD).

Foundation/Frame/Envelope

The home was built traditionally from load-bearing brickwork and masonry to the latest thermal and fire protection standards. The project was designed and constructed to all current recognised standards including those of the Care Quality Commission (CQC) and Health Building Note (HBN) principles.

Site Challenges

The site, which previously played home to Quorn Football Club, is situated next to a busy main road amongst a busy residential area, and in close proximity to the new Quorn Football Club site.  Prior to the commencement of works, we established contact with local residents and businesses to advise them of what the project involved to allay any concerns they may have. This engagement continued throughout the project, with regular newsletters distributed to local residents, advising them of current and planned works.

Services

Services commissioned and installed on this scheme comprised a full commercial kitchen, commercial laundry, and a Combined Heat and Power (CHP) mechanical plant, providing a low-temperature hot water heating system that feeds radiators. Low-surface temperature radiators were used in areas where additional safeguarding measures were required.

The design of the building and its services is aimed at positive sensory stimulation, with the lighting strategy and corridor layouts designed to aid way-finding and promote feelings of comfort and calmness.

As with every care home scheme our design and building services managers worked with the extended design team to coordinate 1:20 elevations of all room types and obtain approval through workshops and information sharing via a Common Data Environment.

Social Value and Environmental

The company arranged for the café in the adjacent football club to open at lunchtimes and has made a donation to the football club for being able to use their car park. The project also sponsored the tracksuits for the U21 football team for two seasons.

The home was accredited timeously after Practical Completion as part of the Care UK programme for operational readiness.
