Undertaken in partnership with Hertfordshire County Council, this design and build scheme comprised the construction of a new 2‐storey, 77‐bed care home on the site of the former Wormley Primary School.

Completed in summer 2022, the home offers residential care for people over 65 years old, with services including respite, residential, dementia, nursing and palliative care.

Foundation/Frame/Envelope

This luxury care home is of traditional build mainly comprising brick and blockwork, with some structural steelwork to the front central area of the development. Block and beam for the ground floor with concrete planks providing the flooring structure to the first floor.

Site Challenges

The new care home is set within a residential area bounded by Hertfordshire’s New River. It is directly opposite a new residential development (also undertaken by Clegg) which occupies the eastern section of the site. Construction of both developments was undertaken concurrently, with close collaboration between both sites instrumental to ensuring the smooth progression of works and minimal disruption to the local area.

Services

Working towards BIM level 2, the client’s objective was the provision of a comprehensive as-built model with COBie information for facilities management purposes. During the design and build programme the BIM model was used for clash detection and general design development across multiple disciplines.

Social Value and Environmental

The project was designed and constructed to achieve BREEAM ‘Excellent’ under the 2011 BRE standards as part of the funding agreement, with full cooperation with the Architect, BREEAM Consultant and Design Team proving instrumental to the success of the project.

As part of the same scheme, we also developed 13 energy-efficient, timber-framed MMC new homes, helping to address local housing demand in the Broxbourne district.
