Travelodge - London Stockley Park Hayes Hotel

This project comprised the construction of a two-storey, 81-bedroom Travelodge Hotel within a large, upmarket business park located near Heathrow Airport.

Facilities created as part of the scheme included a reception area, bar, café, and back-of-house spaces. The project involved significant external works to create additional parking spaces from the existing layout.
 

Foundation/Frame/Envelope

The building is constructed of a steel transfer deck and a timber frame with a mixed material façade and internal finishes, fixtures and fittings. We undertook structural strengthening works to part of the Arena to allow the weight of the new building to be supported.
 

Site Challenges

The site is located adjacent to the popular Arena Building and other units situated within the business park, including a large gym and a golf club. Prior to the commencement of works, we established positive relationships with these neighbouring businesses to ensure all parties kept abreast of the progress of works. This was maintained via monthly newsletter updates and in-person visits. Minimal disruption was achieved through the implementation of noise and dust minimisation techniques, and ‘just-in-time’ deliveries scheduled outside of core hours.
 

Services

The building was delivered to achieve a BREEAM ‘Very Good’ rating, with the supply and extract of ventilation to all bedrooms provided via central air handling plant to optimise comfort levels and reduce reliance on opening windows and exposing guests to external road noise. Air handling units also serve the restaurant, bar and kitchen areas. Hot water was provided via a Combined Heat and Power (CHP) unit, and a boosted cold water system was also installed. The building benefits from LED lighting throughout.
 

Environmental and Social Value

During the early stages of the project, bird nests were discovered in bushes on site and works halted until the chicks had fledged.
 
The services of local labour and suppliers were used where possible. We supported local shops and services during the project, including purchasing food from the nearby golf club.
 
During the project, we engaged with the nearby Bishopshalt School to arrange for the scheme’s Contract Manager to take part in a careers day during which we delivered a presentation raising awareness around the ‘hidden roles in construction’ – an initiative that was well received by students. This was delivered as part of a Section 106 Agreement.
