A 324-bed student accommodation project undertaken in partnership with specialist student brand, Future Generation.

The high-end accommodation consists of seven new build blocks, the refurbishment of the listed Vincent House, which provides 11 beds, and the retention of the existing Toledo Works building, which is included and integrated into one of the blocks. 

 

Foundation/Frame/Envelope

The new build blocks are of light gauge steel frame construction, predominantly brick clad with aluminium windows with green, brown roofs and slate roof coverings to existing pitched roofs.

SITE CHALLENGES

The site’s location in a busy city centre location bounded by three roads and bordering nine party walls made for a logistically challenging project. Clegg worked closely with the client and wider project stakeholders, including occupants of existing student accommodation on site, to ensure all parties were kept abreast of the progress of works, and that access to live university and retail buildings was maintained, with road closures and diversions communicated ahead of time.
Working with existing buildings, the project site underwent extensive archaeology investigations, with the construction phase commencing in January 2018 and completing August 2019.

SERVICES

To produce both heat and electricity in a single process a CHP boiler has been installed ensuring improved efficiency of fuel use shared between the 8 buildings. Due to the high-density coverage of the site, minimal external works were undertaken, but where present high-quality landscaping and paving were installed.
